Kitchen Before Remodel

Devoted cooks, the clients acquired a Wolf cooktop and double oven and decided to design a kitchen with more workspace, improved traffic flow and better interaction between the kitchen, dinette, and living room.

Our Approach

Our design flipped the dinette and kitchen, which allowed for more cabinets in the kitchen, removed traffic from the garage stairs out of the kitchen work area and connected the dinette to the living room.

We removed the drywall from the existing wall between the kitchen and living room and installed a beam to support the new opening between the dinette and living room.

After the removal and construction of the new opening, we installed the venting for the range hood through the attic. We discovered wires buried in walls, overloaded circuits, switch systems wired incorrectly and walls with abandoned outlets and junction boxes. Due to the extensive hazards, we were delayed several days while the kitchen, dinette, living room and garage were rewired

While reworking the plumbing we discovered waste lines that were installed incorrectly and had to be removed. Since we were moving the kitchen sink, we installed new water and waste lines. We also ran a new gas line directly from the gas meter to accommodate the Wolf range.

In addition, a three-panel sliding door replaced a single door to the deck area. This increased the amount of natural light and provided a view of the backyard and deck.

The Result

Our goal was to limit disruption to the family. We left the kitchen sink, refrigerator and range operational for as long as possible since the clients had two boys, and a large dog. We became quick friends with the dog by giving him a treat each day before entering the home (with the owners’ permission).

The kitchen was laid out to form the ideal work triangle. Not only were the three work areas easily accessible from one another, the cook could work while interacting with family in the dinette and living room. In addition, traffic to and from the garage no longer flowed through the work area. The outside deck and grill became easily accessible as well.
